3 East Valley projects are being built. Here's where and what

Big-name commercial retailers are landing across the East Valley, with some set to start construction in 2025.

Developers are eyeing far east Mesa as the next place for major development, including one of its largest commercial projects set to open in 2026.

Tempe Marketplace will soon have a new anchor store open at the shopping hub.

Residents can expect new restaurants, fitness centers and shopping options in Tempe and Mesa.

Here are some recent projects that East Valley residents can expect to see wrapped up in the coming months.

Sam’s Club at Tempe Marketplace

A Sam’s Club Warehouse store that will total 154,669 square feet of retail with a fueling station on 14 acres is scheduled to open in “late 2025,” according to Sam’s Club and Tempe Marketplace announcements.

The store has already begun hiring staff and has a promotional discount on memberships available through May 31.

The store will sit on the southeast corner of the Tempe Marketplace shopping center, one of the last undeveloped sites there.

Medina Station in east Mesa

Located along Southern Avenue and Signal Butte Road in east Mesa, Medina Station consists of about 40 acres dedicated to retail and dining and 23 acres for apartment housing.

Dick’s Sporting Goods and Target will anchor the project. Medina Station is 70% pre-leased with the remaining lots under negotiations, according to developer SimonCRE.

Avalon Ranch along the Gilbert and Mesa border

A 14-acre commercial center bordering Mesa and Gilbert in the southeast Valley aims to bring a fitness center and dining options to the area.

The project, dubbed Avalon Ranch, plans to bring an EOS Fitness Center, an Aldi grocery store, a McDonald's, a 7-Eleven convenience store, a Taco Bell and a Valvoline.

It’s located along Power and Elliot roads in Mesa.

A tenant for the seventh lot at the property has yet to be announced.

MESA, AZ — FUNBOX has popped up on different parts of the Valley, but the company is now ready to open its first indoor Arizona permanent location!

“We have been doing the outdoor park for the last four years, and [it’s been] super exciting. We're still doing it, but we just thought it's such a bummer to only be able to do it for 12 weeks out of the year, especially here in Arizona, when it gets so hot. So, we said, let's bring it indoors. Let's do this all year round. So, we're finally doing it. We've been planning it for a long time. We designed this place, you know, for so long, and we're just trying to make it into something super, super special for everybody,” said Michael Bolbach, owner of the FUNBOX Bounce & Party Center in Mesa, in an interview with ABC15.

The new indoor location in the East Valley is set to open on Friday, March 21. Here’s a sneak peek of the entertainment location:

“We have our three-ball game [Gumball Gallop] where you just jump around and try to get to the other side. We have Battle Beams, [we have] Marshmallow Mountain where it's essentially like a trampoline,” said Bolbach. “We have slides everywhere. We have a ninja wall. We have an obstacle course in the back, tons of characters that are FUNBOX characters; they're out there in the back that you can play with and hang out with.”

And if you get tired of bouncing around, there’s more to do too. “So once you get really tired, you come out, we have a seating area [… and] we have arcade games; they are going to be free arcade games. So, we have claw machines, we have driving games. We have a really cool Angry Birds game,” shared Bolbach. “You can bring your own food in if you'd like. And then the big thing is that we have birthday parties- so, we have these really cool birthday party rooms built out.”

Mesa is home to the first Arizona location, but according to Bolbach that Valley could see more locations.

“We love Mesa, it's a great community, there are incredible people here, it's a big community. We feel like we're kind of like in the heart of it, and we just want to bring something special to Mesa.So, we are looking at other locations around the Valley, start building this out in other towns,” said Bolbach to ABC15.

The Phoenix-based companies will work collaboratively to maximize occupancy and operations at the Mesa center, which is currently 97% leased and attracts an average of 700,000 visitors per month.

Superstition Gateway is conveniently located at the highly trafficked corner of US Highway 60 and Signal Butte Road, in one of Arizona’s most popular cities. Spanning nearly 500,000 square feet, the property features a robust tenant mix, including anchor tenants Walmart, AMC Theatres, LA Fitness, Kohl’s, Marshalls, PetSmart, Michaels, Five Below, ULTA, and more than 50 additional retailers.

A 40-acre commercial project planned near former Legacy Park in east Mesa

Developers are eyeing to build a 40-acre commercial development at the former Legacy Park in southeast Mesa, which they are dubbing the Legacy Towne Center.

Plans submitted to the city in March showed a plan to build out the land east of the Arizona Athletic Grounds, along the southwest corner of Williams Field Road and State Route 24.

Landowner Andrew Cohen has tapped Vestar, a widely known commercial developer, to take on the project, according to documents. Vestar is also developing Buckeye’s Verrado Marketplace and Queen Creek’s Vineyard Towne Center.

Planning documents state that remaining phases or an expansion of the Arizona Athletic Grounds are “no longer accruing,” and the property would be reconfigured to allow for a “mixed-use project.”

The Arizona Athletic Grounds, formally known as Bell Bank Park and Legacy Park, is a youth sports facility and a nationally recognized hub for tournaments. Just over a year ago, new owners took over the park after its previous owners defaulted on their loans and had more than $30 million in unpaid bills to contractors.

City leaders and developers saw the park as an anchor to launch a hospitality district in southeast Mesa, to capitalize on the nearby Phoenix-Mesa Gateway Airport.

Developers stated in documents that the project will provide support for travelers, visitors and “easy accommodations” within walking distance for those visiting the Arizona Athletic Grounds.

This new proposed project is set to bring retail, dining and a large anchor tenant. The project is expected to be built in one phase. Two hotels are also proposed at the site.

The large anchor with a service station will be about 166,000 square feet.

Additionally, there will be 25,000 square feet split between two buildings for commercial and retail shops. Developers proposed four drive-through users along Williams Field Road.

East Mesa residents have stated their frustration with having to leave the city to go to neighboring communities to shop and dine out. They’ve demanded a more focused retail strategy between city planners and developers to bring in more unique retail and dining options to the area.

The project will need to come to the City Council for approval for deviations from the zoning ordinance.

Is Breakaway Arizona cashless?

Sorta. Breakaway Arizona is a cashless event, though the festival’s website notes that some vendors may accept cash.

Shuttle service to Breakaway Arizona

Round-trip shuttle service will be available from Riot House, 4425 N. Saddlebag Trail in Scottsdale and the Omni Tempe Hotel at ASU, 7 E. University Drive in Tempe. Shuttles will depart hourly from 2:30 to 4:30 p.m. with return trips at 9:30 and 10:30 p.m. Tickets are $45 per person each day or $85 per person for both days.

Prepaid parking can be purchased through Breakaway Arizona’s website. General admission parking is $20 per day or $35 for the weekend. VIP parking near the entrance is $35 per day or $60 for both Friday and Saturday.

What if it rains?

Breakaway Arizona is a rain-or-shine event. In the case of lightning, high winds or other severe weather, the festival may be temporarily postponed until conditions improve.

Bags cannot be larger than 14 inches by 6 inches by 14 inches, but they don’t need to be clear. Backpacks and oversized bags are not permitted, except for empty hydration packs or soft-sided diaper bags with no locked compartments. All bags may be searched by security prior to entry.

Festival essentials like hats, sunglasses, a valid photo ID, non-aerosol sunscreen, bug spray, small misting fans and earplugs are all allowed. Prescription medication is permitted as long as it's in a labeled pharmacy bottle with information matching your ID. You may also have nicotine vapes, sealed cigarette packs, feminine hygiene products, ponchos, blankets, yoga mats, towels, sheets, and moon mats. Ravers can bring in hula hoops (LED or not), flow toys, poi, microlights, and illuminated jewelry or costumes.

What items are prohibited at Breakaway Arizona?

You can't bring totems, umbrellas, glow sticks, chairs, tents, Frisbees, selfie sticks, air horns, whistles, drones, hoverboards, fireworks, laser pointers, or any kind of weapon. Illegal drugs, drug paraphernalia, outside food or drinks, and glass containers are also not allowed. Pets are prohibited, with the exception of properly certified service animals.

Food and drink

Food vendors will be on-site and bars will offer both alcoholic and non-alcoholic drinks for purchase. A mix of liquor brands like Celsuis, White Claw and BeatBox will have activations at the festival.

Can I bring in water?

No, but refill stations will be available inside the event. Festivalgoers can bring one empty, transparent plastic bottle (up to 1 liter) per person or an empty hydration pack.

Breakaway Arizona after-parties

Post-festival pool parties will take place each night at Maya, 7333 E. Indian Plaza in Scottsdale. Audien will headline on Friday. The 21-and-over affairs start at 9 p.m. Admission is $20 on Friday and $25 on Saturday.
