BUCKEYE, AZ — Harkins is planning to open its new family entertainment ‘BackLot’ concept at Verrado Marketplace!
The Harkins entertainment center will open at the new 500,000-square-foot retail destination that broke ground this November.
According to the city of Buckeye, Harkins BackLot “will have a full-service restaurant and bar including a state-of-the-art sports viewing arena, arcade games for all ages, a bowling alley and private areas for parties and events within the 75,000-square-feet space.”
The first Arizona Harkins Theatres' ‘BackLot’ concept was originally set to open at Chandler Fashion Center, but "due to development changes at Chandler Fashion Center,” the company did not move forward with that location.
In 2023 Harkins Theatres announced the concept would be coming to The Shops at Norterrain North Phoenix with a slated opening in 2024 but has yet to open.
ABC15 has reached out to Harkins and a representative of The Shops at Norterra for more information about that BackLot location.
NEW BUCKEYE SHOPPING CENTER
Verrado Marketplace broke ground on Wednesday, November 20.
The $275 million investment is projected to have tenants start opening in spring 2026.
“The groundbreaking of Verrado Marketplace marks a historic moment for Buckeye, and we are excited to begin construction on this unique development,” said David Larcher, Vestar President and CEO, in a news release sent to ABC15. “This shopping center will offer a dynamic mix of premium retail, dining, and entertainment, along with large gathering spaces that will serve as a community hub for both the Verrado community and entire West Valley. As the first of its kind in this region, we look forward to Verrado Marketplace becoming a landmark for this rapidly growing community.”
Verrado Marketplace is said to have more than 50 retailers and restaurants once completed.

PHOENIX – Construction is officially underway at the site of Verrado Marketplace, a future West Valley shopping and entertainment landmark.
A groundbreaking ceremony marking the milestone was held Wednesday morning at the northeast corner of the Interstate 10 Freeway and Verrado Way in the burgeoning Phoenix suburb of Buckeye. The development is on the southern edge of the Verrado master-planned community.
“As one of Verrado’s very first residents, I’ve driven past this vacant lot for over 20 years,” Buckeye Mayor Eric Orsborn said in a press release. “I couldn’t be more excited to finally see this land transformed into the vibrant destination we’ve always envisioned.”
What businesses will occupy Verrado Marketplace?
The 500,000-square-foot shopping center previously announced that it will be anchored by retailers Target, Ross, Marshalls and HomeGoods along with supermarket Safeway and Harkins Backlot, a new entertainment concept from the Valley-based movie theater chain.

When will Verrado Marketplace open in Buckeye?
The first Verrado Marketplace businesses are expected to open in spring 2026.
The open-air mall is owned and developed by Vestar in partnership with DMB Associates. It will be home to more than 50 retailers and restaurants when it’s fully built and occupied. The plans include a central lawn, a live performance stage, outdoor fireplaces, a splash pad and other welcoming touches.
David Larcher, Vestar’s president and CEO, called Wednesday’s groundbreaking “a historic moment for Buckeye.”
“This shopping center will offer a dynamic mix of premium retail, dining and entertainment, along with large gathering spaces that will serve as a community hub for both the Verrado community and entire West Valley,” he said in the release. “As the first of its kind in this region, we look forward to Verrado Marketplace becoming a landmark for this rapidly growing community.”
Vestar already operates multiple shopping centers across the Valley, including Desert Ridge Marketplace in Phoenix, Tempe Marketplace and Queen Creek Marketplace.
According to projections, the $275 million Verrado Marketplace will generate over $50 million in total tax revenue for Buckeye and contribute an estimated $1.8 billion in economic output in 10 years. In addition, it’s expected to create more than 1,500 permanent jobs.
“The date-night restaurants, entertainment and retail that Buckeye residents have been asking for and truly deserve will soon be right in our backyard,” Orsborn said. “This Vestar development will elevate Buckeye as the place to be in the West Valley and help drive growth throughout the entire city.”

The Verrado Marketplace is coming to Buckeye and is set to open in the spring of 2026. The 500,000-square-foot ground-up development will include a performance stage, PopJet Splash Pad, outdoor fireplace, and indoor and outdoor dining options. Target, Harkins BackLot, Safeway, Marshalls, Ross and HomeGoods are all on the list of retailers at the shopping center.
“Instead of having to drive east on I-10 to go to restaurants and commercial space and places to shop, that’s coming to us now,” Buckeye Mayor Eric Orsborn said. “It’s a short drive or a bike ride or a walk to get to these places instead of a 20-minute drive to get to Goodyear or Surprise or further east.”

The property will have over 50 retailers and restaurants once completed. Additional tenant announcements will be made in the coming months.

With a total investment of $275 million, Verrado Marketplace is projected to generate over $50 million in total tax revenue for the City of Buckeye and contribute an estimated $1.8 billion in economic output over the next 10 years. The development is also expected to bring more than 1,500 permanent jobs to the West Valley.
“As one of Verrado’s very first residents, I’ve driven past this vacant lot for over 20 years,” states Buckeye Mayor Eric Orsborn. “I couldn’t be more excited to finally see this land transformed into the vibrant destination we’ve always envisioned. The date-night restaurants, entertainment and retail that Buckeye residents have been asking for and truly deserve will soon be right in our backyard. This Vestar development will elevate Buckeye as the place to be in the West Valley and help drive growth throughout the entire city.”
The highly anticipated entertainment and lifestyle destination will feature unique amenities designed to enhance the visitor experience, including a splash pad, a live performance stage and video screen, and a half-acre central lawn surrounded by restaurants featuring outdoor fireplaces and more.
Verrado Marketplace will also offer a “Sip & Stroll” experience, where guests over the age of 21 can consume alcoholic beverages while enjoying designated common areas within the property. Planned activities will include musical performances, holiday celebrations, and other community-focused events, further enhancing its role as a destination for local engagement.
Verrado Marketplace will benefit from Vestar’s GreenStar sustainability program, incorporating eco-friendly features and energy-efficient practices throughout development. Sustainable elements will include solar power, LED lighting, EV charging stations and the use of energy-efficient building materials — all designed to minimize the environmental impact and ensure the center’s long-term sustainability.
