CASA IN FLORIDA: The Armani Group has secured a pool of leading local real estate developers to erect a residential development in Pompano Beach, Fla., set to include 28 units.
“This new residential project, the third in the United States, is one of the most exclusive of those I have carried out to date. I found the integration between the architecture, the natural landscape and the ocean particularly inspiring, and I was excited about the possibility of working for a demanding clientele, being able to convey my vision with complete freedom,” said Giorgio Armani.
The oceanfront Armani/Casa Residences Pompano Beach located at 1550 North Ocean Boulevard will comprise two distinct towers with one large-scale apartment per floor boasting a 360-degree view. They will be designed by the G3 Architecture studio while the landscape project will be spearheaded by the West 8 firm.
“We’re excited to partner with renowned fashion designer Giorgio Armani as he expands his brand of luxury condos,” said Tomas Sinisterra of SP Developments, one of the real estate developers involved. Others taking part in the project include Vertical Developments, WellDuo and GCF Development.
“Armani/Casa Residences Pompano Beach introduces a new standard of elegance to Pompano Beach, making it a premier destination for those seeking refined condominium living and exceptional design,” Sinisterra added.
The complex will begin accepting condo reservations this fall.
Armani’s other two residential complexes in the U.S. in Miami and New York, bowed in 2016 and last month, respectively. The latter is housed inside the company’s new building at 760 Madison Avenue, on the corner of East 65th Street, and includes the new Giorgio Armani and Armani/Casa boutiques and an Armani/Ristorante, in addition to residential units.
The Armani/Casa interior design studio has already realized residential projects in other cities including Rio De Janeiro, London, Dubai, Beijing, Tel Aviv, Manila, Mumbai and Istanbul.
Armani has built a successful interior design business over more than two decades.
His first hotel opened in Dubai in 2010 in the Burj Khalifa, followed by one in Milan a year later, both in a venture with Dubai-based developer Emaar Properties PJSC that was established in 2005.
An Armani Hotel will rise in Diriyah, a 300-year-old site located a 15-minute drive from Riyadh, in the Kingdom of Saudi Arabia, which is expected to be completed in 2026.

The Armani/Casa Residences Pompano Beach will feature two towers of 19 stories each. Prices start at $5 million for the condo, which will range from 3,250 to 6,000 square feet.
This will be the second Armani/Casa condo in South Florida, with the first being in Sunny Isles Beach.
"This new residential project, the third in the United States, is one of the most exclusive of those I have carried out to date,” fashion designer Giorgio Armani stated. “I found the integration between the architecture, the natural landscape and the ocean particularly inspiring, and I was excited about the possibility of working for a demanding clientele, being able to convey my vision with complete freedom.”
Miami-based G3 Architecture designed the building, while Armani/Casa Interior Design Studio will craft the interiors and provide artistic direction for the project.
Amenities in Armani/Casa Residences Pompano Beach will include a 45-foot lap pool, a spa with a hammam, a cold plunge pool, a meditation garden, a golf simulator, a fitness center and a yoga/pilates studio.
Fortune Development Sales is the lead sales broker for the project. The developers plans to break ground at some point in 2025.

Sinisterra first filed plans for a condo there in 2017, although it has been redesigned over the years.
There’s been a boom of luxury condo development in coastal Pompano Beach in recent years, including the Ritz-Carlton Residences by Fortune International Group and the Waldorf Astoria Residences by the Related Group and Merrimac Ventures. However, Armani/Casa has a boutique size compared to those larger projects.

Italian fashion designer Giorgio Armani’s interior design studio, Armani/Casa, launched its first residential project in Miami in 2020 and, now, the firm has reentered the South Florida market with a brand-new development, this time in ritzy Pompano Beach—and Robb Report got an exclusive first look.
Designed in collaboration with the renowned firm G3 Architecture, the Armani/Casa Residences Pompano Beach at 1550 N Ocean Boulevard will be divided into two 19-story towers and host 28 total homes, each occupying their own floor. Local outfits Vertical Developments, WellDuo, GCF Development, and SP Developments have also signed on to the project.
“This new residential project, the third in the United States, is one of the most exclusive of those I have carried out to date,” Armani said in a statement. “I found the integration between the architecture, the natural landscape and the ocean particularly inspiring, and I was excited about the possibility of working for a demanding clientele, being able to convey my vision with complete freedom.”
Surrounding the residences will be an open-space park that leads right out to the ocean, designed by the landscape architecture firm West 8. The towers will also have lots of amenities, including a 45-foot lap pool, a state-of-the-art fitness center, a world-class spa, and a private residents lounge. Plus, prospective buyers can look forward to concierge service and EV charging stations.
In terms of the individual homes, high-quality renderings indicate they will be infused with the same spare, quiet luxury as the clothing that Armani designs and have a monochromatic palette that allows the views to take center stage. The beautifully appointed condos will be kitted out with soaring 10-foot ceilings and expansive wraparound terraces with 360-degree city and water vistas. The eat-in kitchens will feature European quartz and stone countertops plus custom cabinets from Armani/Casa, while primary suites will sport walk-in closets by Molteni Dada, midnight bars, and spacious bathrooms. Each condo will have two dedicated parking spots, or, if you’re in a penthouse unit, you’ll have three spaces. The development will begin accepting reservations this fall, with prices starting at $5 million.

A group of developers plans to build Armani/Casa Residences Pompano Beach, marking the second South Florida condo project for the luxury Italian furnishings company amid a sea of branded developments in the region.
The development team, led by Vertical Developments, WellDuo, GCF Development and SP Developments, will soon launch sales of the twin 19-story tower project near the ocean, at 1550 North Ocean Boulevard, according to a press release. It will have 28 condos.
The Armani Group first branded Residences by Armani/Casa in Sunny Isles Beach, an oceanfront condo tower that was developed by the Related Group and Dezer Development in late 2019.
The trend of branded condos has exploded in South Florida, with hospitality, automotive, lifestyle and clothing companies teaming up with residential developers. The majority of new condo sales launches are for branded condo projects. It’s spread beyond Miami-Dade County to Broward and Palm Beach County.
Developer and broker Edgardo Defortuna’s Fortune Development Sales will lead sales of Armani/Casa’s Pompano Beach project, starting with offering reservations for units this fall, according to the release. The development will have one unit per floor in each building. Prices will start at about $5 million.
Amenities will include a pool deck with cabanas and a resort-style pool, a lap pool, an outdoor kitchen, fitness center, spa, meditation garden, media room and business lounge, according to a fact sheet about the project. The design team includes New York and Miami-based G3 Architecture and Netherlands-based West 8.
Duet Property Development LLC owns the 0.6-acre lot where the Armani/Casa project is planned. The company is managed by an entity led by Peter Jago of GCF Development, Tomas Sinisterra of Miami-based SP, Eduardo Pelaez of WellDuo, Cesar Paniagua and Carlos Rodriguez, state records show. A company led by Sinisterra paid $3.2 million for the site in 2015, and transferred ownership to the new entity in 2023.
Coral Gables and Buenos Aires-based Vertical, Chip Abele’s Hollywood-based GCF Development and Miami-based WellDuo are also working together on Riva Residenze, a yacht-branded condo project in Fort Lauderdale.
The pipeline of condo developments in Pompano Beach includes Salato Residences, a planned 10-story, 40-unit building at 305 Briny Avenue; Related Group and BH Group’s planned 24-story condo-hotel with 303 hotel rooms and 77 condos at 1 North Ocean Boulevard; Related’s Casamar 118-unit condo project at 900 North Ocean Boulevard; and Fortune International Group and Oak Capital’s Ritz-Carlton Residences, Pompano Beach at 1380 South Ocean Boulevard.
In April, Canadian developers Efstathios Tsatas and Nicolas Tsatas paid $9.5 million for a second Pompano Beach development site with plans for a 21-story, 240-unit tower.

The two transactions include the sale of a 150,353-square-foot Macy's for $10.01 million on Sept. 24 and a 5.4-acre lot that a subsidiary of West Palm Beach-based Sterling Organization, the owner of Pompano Citi Centre Mall, sold for $8.85 million on Sept. 16.
Back in December 2020, Morgan Group filed plans with the city of Pompano Beach to build four buildings with a total of 356 apartments, plus 545 parking spaces, on where the defunct Macy's stands and its parking lot. At the time, Morgan Group had the 12.1 acre area was under contract for purchase.
Morgan Group, Carlyle Group, and Santander Bank did not return inquires for comment.
Residences have been added to some shopping malls across South Florida with the logic that they could provide more traffic. In the past two years Macy's stores have also been sold to developers and investors in Boca Raton, Fort Lauderdale, Pinecrest, and Pembroke Pines.
The mortgage for the Pompano Macy's site was signed by Tim Medrano, Morgan Group's executive vice president of capital markets. The 35-page mortgage was prepared by the Miami office of Holland & Knight.
According to the document the mortgager, Santander Bank, N.A., has an address at 830 Brickell Plaza's 16th floor, an indication that the Spanish international bank has moved into at least part of the 95,000 square feet of office in 830 Brickell it secured back in October 2022. The 724-foot-tall 830 Brickell trophy office tower opened for tenants in early October.
