The city of Tempe suggested those planning to attend any of the events this weekend consider taking public transportation to and from downtown to avoid traffic and parking hassles.

According to the city, Tempe has 13 local bus routes, six free Orbit circulators, the Streetcar and nine light rail stops.

Those wanting to take the light rail into downtown Tempe can park at one of three local park and ride locations — Dorsey/Apache Boulevard station (also a Streetcar connection), McClintock/Apache Boulevard station or Price–101 Freeway/Apache Boulevard station.

The city of Tempe also announced road closures and transit route detours in effect this weekend to keep everyone safe.

Transit detours

Several bus detours will be in effect this weekend, some starting on Friday night.

Street closures and restrictions

ASU homecoming festivities will take place this Saturday, Nov. 23. The block party and parade will begin at 9:30 a.m., and kickoff at the football game is set for 1:30 p.m.

A handful of street closures and restrictions will be in effect to accommodate the traffic, some beginning Friday, Nov. 22. The city said more could be put in place should public safety concerns arise.

University Drive will be closed in both directions between College Avenue and Veteran’s Way.

Tenth Street will be closed in both directions east of Mill Avenue.

Myrtle Avenue will be closed in both directions south of University Drive.

McAllister Avenue will be closed in both directions between Apache Boulevard and University Drive.

University Drive will be closed in both directions between Mill Avenue and Rural Road.

Tenth Street will be closed in both directions east of Mill Avenue.

Myrtle Avenue will be closed in both directions south of University Drive.

Myrtle, Forest, College, McAllister Avenues and Veterans Way will be closed in both directions at University Drive.

Lemon Street will be closed in both directions at McAllister Avenue.

Veterans Way will be closed in both directions between Sixth Street and College Avenue.

Westbound Rio Salado Parkway will be closed at McClintock Drive.

Eastbound Rio Salado Parkway will be closed between Ash and Mill avenues.

The Phoenix office of JLL today announced it has completed a 14,183-square-foot office lease that will relocate the Tempe, Arizona corporate headquarters for Logan Simpson, a cultural resources management, environmental planning, community planning and landscape architecture firm.

The lease relocates Logan Simpson from 51 W. Third Street in downtown Tempe to the Class A Tempe Gateway building, located just across the street at 222 S. Mill Ave.

Logan Simpson established its first office location in 1990, in downtown Tempe’s historic Casa Loma building at Fourth Street and Mill Avenue. It moved to its current downtown Tempe headquarters in 2000. It takes occupancy of its new headquarters at Tempe Gateway this month.

“This one block segment of Mill Avenue is Logan Simpson’s birthplace and – even after the firm has expanded to encompass six offices in four states in the western U.S. – it remains our home base,” said Chris Garraty, Principal, Logan Simpson. “We are delighted to be able to retain our corporate headquarters at Tempe Gateway for the foreseeable future.”

JLL Executive Vice President Mike Gordon and Associate Sydney Setnar represented Logan Simpson in its new headquarters office lease. Bryan Taute and Will Mask represented Tempe Gateway owner, Cousins Properties (NYSE:CUZ).

Totaling 264,000 square feet in eight stories, Tempe Gateway features a newly renovated lobby and conference facility, fitness center, bike storage room and on-site parking. It sits 164 feet from Metro Light Rail and 404 feet from the Tempe Streetcar, a short drive to Sky Harbor International Airport. Situated at the core of downtown Tempe, it is walkable to parks, restaurants, hotels and shops, and offers scenic views of Tempe Town Lake, Hayden Flour Mill and nearby mountains.

The first residents began moving into the community in April, and Thompson Thrift expects construction to be completed during first-quarter 2025.

Situated on 20 acres, The Quarry offers 319 one-, two- and three-bedroom apartments in three- and four-story buildings, as well as 10 single-family villa structures and detached garages. Units features gourmet bar kitchens with quartz countertops and designer backsplashes, walk-in closets and full-size washers/dryers, as well as private outdoor spaces with fenced yards on select units.

TUCSON, ARIZ. — BWE has secured a $425 million credit-tenant lease to provide construction financing for Phase I of Mosaic Quarter, a planned sports destination spanning 90 acres and 1 million square feet in Tucson.

Brian Boland of BWE originated the credit-tenant lease financing from CTL Capital on behalf of Mosaic Quarter Development LLC, an affiliate of Knott Development. The property was underwritten based on the credit of Pima County, Ariz., the future lessee, enabling the borrower to secure more favorable terms with higher leverage due to the property’s guaranteed future cash flow over the term of the 30-year lease.

Mosaic Quarter’s Phase I will feature the 137,000-square-foot MQ Field House, the 200,000-square-foot MQ Iceplex, a central utility plant and onsite civil and sitework improvements, as well as offsite infrastructure improvements necessary to support the larger project, including parking.

MQ Field House will include interchangeable wood, turf and specialty flooring systems on two floors of athletic space, including eight basketball courts, six volleyball courts, four indoor soccer fields, 24 pickleball courts, two 7-on-7 football fields, 32 badminton courts, two party rooms and a rooftop event patio. MQ Field House will offer fitness programming that will be taught by University of Arizona and Pima Community College students to elementary-aged children.

MQ Iceplex will feature two community rinks, a 3,000-seat arena rink, 15 locker rooms, two party rooms, a pro shop and a team store. The facility will be the new home of the University of Arizona’s Wildcat Hockey program.

CHARLOTTE, N.C.--(BUSINESS WIRE)--Barings, one of the world’s largest diversified real estate investment managers, announced today that it has provided a $24 million loan to refinance the existing loan on the Residence Inn Tempe Downtown/University by Marriott in Tempe, Arizona. Owned by Tempe RI, LLC, an affiliate of the Finvarb Group, led by Ronny Finvarb and Richard Finvarb, the property was developed in 2013 and completed a full renovation in early 2024.

The Hotel benefits from its strategic location within walking distance to the campus of Arizona State University and the Mill Avenue District in Tempe. Just five miles west of Phoenix Sky Harbor Int’l Airport, the property contains 173 rooms, 3,620 square feet of meeting space as well as a rooftop pool and hot tub with 360-degree views of the Valley.

The financing from Barings has a five-year term. Ben Greazel and Cody Simmons of Colliers Mortgage advised the sponsorship on the financing.

This transaction expands Barings’ 23.4+ billion* real estate debt platform, which leverages the team’s broad direct origination capabilities and deep credit expertise to invest in loans secured by institutional-quality commercial real estate.
